/ Fees
Clear fees, aligned with your results.
Our fees are a percentage of the rent actually collected. No set-up fee, no transfer fee, and a fee schedule you receive in writing before you sign.
Our principle
We are paid on what your building collects.
Our fees are calculated on rent actually collected, never on rent billed. A vacant unit or unpaid rent reduces our pay as much as your income: we have the same interest as you in choosing the right tenants and keeping them.
Everything else follows the same logic: a written schedule provided before signing, a detailed breakdown in every monthly statement, and the exact list of what the mandate covers and what is billed separately.

The mandate your building calls for
Indicative rates for the Greater Montréal market. Yours is confirmed in writing after the free audit of your portfolio.
01

4% to 7% of rent collected
The most common mandate for a multi-unit building. The team handles all operations and you receive a detailed statement every month.

- 24/7 emergency line for occupants
- Inspections and tenant relations
- Representation before the Administrative Housing Tribunal (TAL)
- Accounting and monthly statements
02
Full management, commercial and mixed-use
3% to 5% of rent collected
Commercial units, mixed-use buildings and ground-floor retail. The rate is lower, but the lease and recovery work is more detailed.
- Management of net leases and renewals
- Recovery of operating expenses and annual reconciliation
- Collections and follow-up of arrears
- Maintenance of common areas and parking
- Compliance, insurance and inspections
- Marketing of vacant units
03
One-time services
Billed per service, with or without a current management mandate. Every amount is approved by you before the work is done.
- Leasing a unit share of one month’s rent
- Renovation project management % of the cost of the work
- Rental market study flat fee
- TAL file outside a mandate flat fee per file
- Portfolio audit free

What sets your rate
Four variables, one written schedule
01
Number of units
The larger the portfolio, the lower the rate: fixed management costs are spread over more units. The minimum is 15 units.
02
Condition of the building
A recent, well-maintained building needs fewer interventions than one catching up on maintenance. The free audit puts a number on that difference before the rate is set.
03
Property type
Residential, commercial or mixed-use: the type of leases changes the administrative workload, the recovery of charges and regulatory follow-up.
04
Scope of the mandate
Full management or selected services: leasing, renovation, financial follow-up. Each component removed or added is reflected directly in the schedule.
Questions about fees
What we are asked before signing
Rent increase: estimate it using the 2026 method of the Administrative Housing Tribunal (TAL).
How much does property management cost in Quebec?
For a multi-unit residential building, management fees generally range from 4% to 7% of gross rent collected. The percentage decreases as the number of units increases. At Gestion JL Immobilier, the exact rate is set after the free portfolio audit, based on the number of units, the condition of the building and the scope of the mandate.
Are there set-up or transfer fees?
No. Onboarding, the takeover of leases and files, notices to tenants and system set-up are included in the mandate. The transition takes thirty days, with no break in service.
How is the fee for leasing a unit billed?
Through a separate leasing fee, usually a share of one month’s rent, billed only once the lease is signed. It covers the market study, showings, pre-rental screening and drafting the lease.
Is supervision of work included?
Routine maintenance and emergency repairs are covered by the management fees. For a major renovation project, contractor coordination and site supervision are billed as project management fees calculated on the cost of the work.
What portfolio size is required?
We take on portfolios of 15 units and more, in full property management, operations and financial performance included.
